Site Work Included With Every Hart Homes Build in Morganton, NC
Hart Homes does its own site work for the homes we build in Morganton and across Burke County. Our crew clears the land, grades the lot, digs and pours the footers, installs the septic tank and comes back at the end for the final grade and landscaping. That is a big part of how we keep your build on schedule.
We only do this work on homes we build. We do not offer land clearing, grading or septic as separate services.

Why We Do Our Own Site Work
Many builders hire out the dirt work. Then they wait on the grading company. Then they wait on the septic company. Every handoff is a chance for the schedule to slip.
"We're the only people that do a lot of stuff in-house," Dillon says. "So we can really control the timeline and also keep the costs somewhat down."
What Site Work Is Included in Your Build
- Land clearing
- Grading the building pad and yard
- Digging and pouring footers
- Septic tank installation
- Final grade
- Grass
- Walkways
- Mulch and plants
- Small retaining walls

Site Prep
Land Clearing
Wooded lots are common around Burke County. Before anything else happens, the trees, brush and stumps have to come out where the house, septic and driveway will go. Our crew does that.

Grading Flat and Steep Lots
Some lots are flat. Some are steep. The slope is one of the biggest things that changes the cost of a new home. A steep lot needs more grading, and sometimes a retaining wall, to give the house a level, well-drained place to sit.
We look at the slope during the free site visit so the price you get already accounts for it.

-
Footers
Footers
Footers carry the weight of your home. Our crew digs and pours them so they are ready when the house is built or set.

-
Septic
Septic Installation
Most homes outside town need a septic system. Dillon holds a septic license, and our crew installs the septic tank as part of your build.

-
Driveways
Driveways
Gravel driveways are standard. Asphalt paving is available, but it gets expensive depending on how long the driveway is. We will tell you the difference before you choose.

-
Landscaping
Final Grade and Landscaping
When the house is done, our crew comes back to finish the yard. That means the final grade, so water drains away from the home, plus grass, a walkway, mulch and plants. You move into a finished home, not a mud lot.

Landscaping
Small Retaining Walls
On sloped lots, a small retaining wall can hold back soil and make the yard usable. We build these as part of the landscaping when your lot needs one.

How Site Work Fits Into Your Build
- 01Clearing and grading. Our crew gets the lot ready.
- 02Footers. We dig and pour them.
- 03Building the home. Our team builds or sets the house.
- 04Septic and final grade. Our crew comes back.
- 05Landscaping. Grass, walkway, mulch and plants.
How Site Work Affects the Price of Your Home
Site work is part of the price of your home, and it depends on the lot. We price it after we have seen your lot. Things that change the cost:
- How much clearing is needed
- Slope and amount of grading
- Septic needs
- Driveway length and material
- Retaining walls
- Amount of landscaping
We look at all of this during the free site visit.
