What a Stick-Built Home Is

A stick-built home is framed and built on your property, piece by piece. That gives you the most room to make the house your own.

Most of the custom homes we build around here have a country feel. Farmhouse and ranch styles are the most common, often with rough-cut, stained wood. Not many people in Burke County are asking for ultra-modern homes.

Your Plan

Start From a Plan or Bring Your Own

Some people walk in with a full set of house plans. Others have a picture saved on their phone. Both are fine.

  • Start from a plan. Pick a plan and we can change it. Extend a wall, take one out, add a room.
  • Bring your own plans. If you already have plans, we can build from them on your land.

What a Custom Home Can Include

Every build is different, but a custom stick-built home from Hart Homes can include:

  • Land clearing and grading by our crew
  • Footers dug and poured by our crew
  • A finished or unfinished basement, or a crawl space
  • A two-car or three-car attached garage
  • Front porches, back porches and covered porches
  • Decks of any size
  • Your choice of layout, room sizes and wall locations
  • Your choice of where outlets and switches go
  • Septic tank installation
  • A gravel or asphalt driveway
  • Final grade, grass, walkway, mulch and plants

Dillon schedules all of it in the right order so one crew is not waiting on another.

Sizes

Sizes We Build

We have built homes from about 1,200 square feet up to more than 5,000 square feet. There is no set minimum or maximum.

A smaller home can make sense for a first house, a couple whose kids have moved out or a piece of family land with limited room. A larger home makes sense for a big family or for people who want space to grow into. We will help you match the size to your budget.

Styles

Farmhouse and Ranch Homes

01

Farmhouse

Farmhouse homes are one of the most popular styles around Morganton, often with rough-cut, stained wood.

02

Ranch

Ranch homes keep everything on one level. They work well for people who want to stay in their home for a long time and do not want stairs.

If you want a different style, ask. These are just the ones we see most.

  1. Your Plan

    Customizing Your Stick-Built Home

You have an open slate on options. Move a wall, add a room, or pick where the outlets and switches go. Tell us before the walls go up and we will build it that way.

  2. Planning

    Planning That Avoids Surprises

Dillon has watched builders forget about where the ductwork, plumbing or wiring will go until it is too late. The homeowner ends up losing a closet or extending a wall to make room.

Dillon holds general contractor, mechanical, electrical and septic licenses. He looks at those systems while the plan is still on paper. That is a lot cheaper than fixing it in the middle of the build.

  3. Basements

    Basements for Stick-Built Homes

About 40 to 50 percent of the homes we build have a basement. You can leave it unfinished for storage, finish it now, or rough in the plumbing for a bathroom you add later. We have also started building safe rooms in some basements, with a vault-style door. Read more about basements and add-ons.

  4. Your Land

Building on Your Land or Ours

You can build your custom home on land you already own, including land given to you by family. You can also choose one of our lots in a land and home package. If you do not have land yet, we can help you look.

What Does a Custom Home Cost?

We do not give a firm price until we have met with you and seen the property. Until then, any number would just be a rough estimate. Things that change the price include:

  • Square footage and number of stories
  • Number of bedrooms and bathrooms
  • Roof line and how complex the design is
  • Basement or crawl space
  • Garage size (a third bay adds roughly $20,000)
  • Porches and decks
  • How flat or steep your lot is
  • Septic and driveway (gravel is standard, asphalt costs more depending on length)
  • Finishes like flooring, cabinets and siding

The quote meeting and the site visit are free.

  1. Custom Homes

How Long Does a Custom Home Take?

A simpler stick-built home with no garage or basement usually takes about 3 to 4 months from start to finish. A larger home with more detail, a garage or a basement usually takes about 6 to 7 months.

Weather, lender timing, permits and changes during the build can add time.

  2. Cost

    Pricing, Contracts and Change Orders

After the site visit, you get an exact price. Once the contract is signed, the price only changes through a written change order, so you always know what you are paying for. Because material prices can move with tariffs and fuel costs, the contract may include a clause for a large jump in material prices.

  3. Custom Homes

    Paying for a Custom Home

Most people pay for a new home with a construction loan. Getting pre-qualified with your bank before the quote meeting makes planning much easier.

  4. Warranty

    Warranty

Every home we build comes with a one-year builder warranty, as required in North Carolina. It covers everything in the first year except physical damage.
