Quotes and Pricing

Is the quote free?

Yes. You do not pay for the first meeting or for us to come look at your land.

Can you give me a price over the phone?

Not an exact one. We can talk through your budget and rough numbers at the first meeting, but the land can change the price, so you get an exact price after the site visit.

Can the price change after I sign?

Only through a written change order. The contract may also include a clause for a large jump in material prices, such as from tariffs or fuel costs.

Is building new more expensive than buying an older home?

The gap is often smaller than people expect. If you already have land, a new home can cost about the same as an older house or less.

Land

Do I need to own land?

No. You can pick one of our lots in a land and home package.

Can you build on land my family gave me?

Yes. We build on land that family has given you or split off for you.

Can you build on a steep lot?

Usually, yes. It needs more grading, which adds cost. We check during the site visit.

Home Types and Sizes

What types of homes do you build?

All three: homes built on site (stick-built), modular homes and manufactured homes, double-wides included.

What styles are popular?

Farmhouse and ranch homes, often with a country feel.

How big or small can you build?

We have built from about 1,200 square feet to more than 5,000. There is no set limit.

Can I use my own plans?

Yes, on your land.

How much can I customize?

A lot. You can move walls and even pick where outlets and switches go.

Basements, Garages and Extras

Do you build basements?

Yes. About 40 to 50 percent of our homes have one, finished or unfinished.

Do you build garages?

Yes. Two-car is most common. A third bay adds roughly $20,000.

Do you pave driveways?

Gravel is standard. Asphalt is available and the cost depends on the length.

05 / 07

Timelines

How long does it take?

A modular or double-wide is usually done in 2 to 3 months. A stick-built home takes 3 to 4 months if it is simple, and 6 to 7 months if it is larger or has a garage or basement.

06 / 07

Loans and Warranty

How do people pay for a new home?

Most use a construction loan. A bank pre-qualification letter helps.

What warranty do I get?

We cover every home for one year against anything except physical damage. If you choose a manufactured home, the dealer adds a 7-year structural warranty.
