Seven Steps

How Your Home Gets Built, Start to Finish

  1. Step 1: You Call Hart Homes

When you call Hart Homes, you talk with Dillon Hart. Tell him what kind of home you want, where you want to build and what you hope to spend. You do not need plans or a lot yet.

  2. Step 2: Free Quote Meeting

We meet at our office on Jenkins Road, over the phone or on Zoom. In this meeting we:

    • Go over your budget
    • Talk about your land, or our lots if you need one
    • Go over stick-built, modular and manufactured options
    • Look at your bank pre-qualification letter, if you have one

  3. Step 3: Free Site Visit

Next we come out to the property. Some lots are flat and some are steep, and the slope makes a real difference in cost. We also look at access, clearing and septic.

  4. Step 4: Exact Price and Contract

After the site visit, you get an exact price. Once you sign, the price only changes through a written change order. If you decide to add or change something, you see the cost before we do it.

Material prices can move with things like tariffs and fuel costs, so the contract may include a clause for a large jump in material prices. Dillon will go over this with you before you sign.

  5. Step 5: Clearing, Grading and Footers

Our crew clears the land, grades it and digs and pours the footers.

  6. Step 6: Building or Setting the Home

Stick-built homes are framed and built on site. Modular and manufactured homes are set on the property. Our team does this work, and Dillon manages the schedule.

  7. Step 7: Septic, Final Grade and Landscaping

Our crew comes back to install the septic tank, finish the grade and put in grass, a walkway, mulch and plants. Then you move in.

Timelines

How Long Does It Take?

  • Double-wide or modular: about 2 to 3 months
  • Simpler stick-built home, no garage or basement: about 3 to 4 months
  • Larger stick-built home with more detail: about 6 to 7 months

Weather, lender timing, permits and changes during the build can add time.

  1. Financing

    Paying for Your Home

Most people use a construction loan. Getting pre-qualified with your bank before the quote meeting makes everything easier.

  2. Planning

    Planning That Prevents Problems

Dillon holds general contractor, mechanical, electrical and septic licenses. He plans ductwork, plumbing and wiring while the plan is still on paper, so you do not lose a closet or have to move a wall in the middle of the build.

  3. Warranty

    Your Warranty

Every home comes with a one-year builder warranty, as required in North Carolina. It covers everything in the first year except physical damage. Manufactured homes also carry a 7-year structural warranty through the dealer.

  4. Compare

    New Home or Older Home?

The price difference is usually not as big as people think, and if you own land a new home is often cheaper. You also start with a new roof, new appliances and new heating and air, plus a warranty.
