Why People Choose Manufactured Homes

For many families, a manufactured home is a practical way to get into a brand new house. Most double-wides we set take about 2 to 3 months from start to finish.

The hard part is usually everything around the home. Most dealers only sell the home, and you typically need to already own land. We handle the land, the site work and the home.

The Difference

How We Are Different From a Home Dealer

A typical manufactured home dealer only sells manufactured homes, and you need to already own land. Then you have to find someone to clear the lot, someone for the septic, someone for the driveway and someone for the deck.

With Hart Homes:

  • We order the home through the dealer we use
  • We can put it on your land or one of our lots
  • Our crew clears and grades the lot
  • Our crew installs the septic tank
  • We build the deck or porch
  • Our crew does the final grade and landscaping

You deal with one company and one person, Dillon.

What a Manufactured Home Project Includes

  • Ordering the home through our dealer
  • Land clearing and grading
  • Footers and foundation work
  • Setting the home
  • Septic tank installation
  • A deck or porch
  • A gravel driveway, or asphalt if you choose

  1. Double-Wides

    Double-Wide Homes

Lately most of the double-wides we finish get a deck rather than a porch, but the choice is yours.

  2. Family Land

Putting a Manufactured Home on Family Land

Many people have been given a piece of land by family. A manufactured home can be a quick way to get a house on it. We will come out, look at the land and tell you honestly whether it works.

Modular Homes

Manufactured or Modular?

They can look alike, but they are not the same. We build both. Dillon has also helped a good friend who runs a manufactured and modular home dealership, so he can explain the difference in plain terms. Compare with modular homes.

Preparing Your Land

Before a manufactured home can be set, the land has to be cleared, graded and ready for the home, the septic and the driveway. A steep lot needs more work than a flat one.

Our own crew handles this, which keeps the schedule tight and the cost down. Read more about our site work.

Land and Home Packages

Land and Home Packages

No land yet? You can pick one of our lots and we will set your home on it as a land and home package. Very few people around here offer that for manufactured homes.

Manufactured Homes

What Does a Manufactured Home Cost?

We do not give an exact price until we have seen your land, because the land makes a big difference. Things that change the price:

  • The home's size and floor plan
  • Options you choose
  • Clearing and grading needed on your lot
  • Foundation work
  • Septic
  • Deck or porch size
  • Driveway length and whether it is gravel or asphalt

The quote meeting and the site visit are free.

  1. Timelines

    How Long Does It Take?

Most double-wide and manufactured homes take about 2 to 3 months from start to finish. The dealer's delivery schedule and your loan timing can affect this.

  2. Financing

    Payment

Most people use a construction loan. After the site visit, your price is written into the contract and only changes through a written change order.

  3. Warranty

    Warranty

Manufactured homes come with a 7-year structural warranty through the dealer we order from. Every home we finish also has a one-year builder warranty that covers everything except physical damage.
