The Basics

What Is a Modular Home?

A modular home comes in sections from the manufacturer and is set on your property. Most of the modular homes we finish take about 2 to 3 months from start to finish, which is faster than a typical stick-built home.

It is still a brand new home with a new roof, new systems and new appliances.

Compare

Modular or Stick-Built?

It depends on your budget, your timeline and how much you want to change the plan. Here is the plain comparison:

01

Modular Home

Usually about 2 to 3 months from start to finish.

02

Stick-Built Home

About 3 to 7 months depending on size and detail. Built on site, so almost anything can be changed. See custom stick-built homes.

We build both, so we can give you a straight answer about which fits.

What a Modular Home Project Includes

A modular home from Hart Homes can include:

  • Land clearing and grading by our crew
  • Footers dug and poured by our crew
  • Setting the home
  • A front or back porch, or a covered porch
  • Septic tank installation
  • A gravel or asphalt driveway
  • Final grade, grass, walkway, mulch and plants

The setting of the home is done under Dillon's general contractor license, and our crew handles the ground work before and after.

  1. Double-Wides

    Double-Wide Modular Homes

Many people think of a double-wide as a manufactured home, but there are double-wide modular homes too. If you are not sure which one you are looking at, ask Dillon. He has helped a good friend who runs a modular and manufactured home dealership, so he knows the differences well.

  2. Porches

    Porches on Modular Homes

Most of the modular homes we finish get a porch. You can choose a front porch, a back porch or a covered porch.

  3. Your Plan

    Choosing a Floor Plan

We go over plans and options with you so the home fits your lot, your family and your budget.

  4. Your Land

    Getting Your Land Ready

Before a modular home is set, the lot has to be ready for it. Some lots in Burke County are flat. Some are steep. The slope changes how much grading is needed and what kind of foundation makes sense.

Our own crew does that work. We clear the lot, grade it, dig and pour the footers, then come back after the home is set to put in the septic and finish the yard. Read more about our site work.

  5. Your Land

Building on Your Land or One of Ours

You can put a modular home on land you own, on family land or on one of our lots as part of a land and home package.

What Does a Modular Home Cost?

We do not give an exact price until we have seen your lot. Every lot and every plan is different. The price depends on:

  • The floor plan and size
  • Options you choose from the manufacturer
  • Porches
  • How much clearing and grading your lot needs
  • Septic needs
  • Driveway length and material

The quote meeting and site visit are free. After the site visit you get an exact price.

  1. Modular Homes

How Long Does a Modular Home Take?

Most modular and double-wide homes take about 2 to 3 months from start to finish. One recent modular home took about 3 months. Lender timing, weather and the manufacturer's schedule can change this.

  2. Financing

    Payment and Contracts

Most people use a construction loan. After the site visit, your price is set in the contract and only changes through a written change order.

  3. Warranty

    Warranty

Every home comes with a one-year builder warranty that covers everything in the first year except physical damage.
