"Nobody else around here really does a land home package," Dillon says. Most stick builders want you to already own land. Most manufactured home dealers want the same.

That leaves a lot of people stuck. They want a new home, but they do not have land, and buying a lot is a whole separate project. A land and home package takes care of both at once.

    Get your exact price. We visit the site, then give you an exact price.

    We build. Our crew clears, grades and pours footers. The home is built or set. Our crew finishes the septic, grade and landscaping.

Not every lot fits every home, but we can usually match one to what you want.

    Building on Your Own Land

    If you already own land, you do not need a package. We build on your land just the same. That includes land your family gave you, like two acres split off your parents' property.

    We will come out for a free site visit and check the slope, the access and what it will take to get a house and septic on it. If you have your own house plans, we can build from those too.

  2. Lots

    Help Finding Land

    If none of our lots fit and you do not own land, we can help you look. We know what makes a lot easy or expensive to build on, so we can point out problems before you buy.

What Makes a Good Building Lot?

  • Slope. Flat lots cost less to prepare. Steep lots need more grading.
  • Septic. The land has to support a septic system.
  • Access. A truck has to be able to get in, and so does your driveway.
  • Driveway length. A long driveway costs more, especially if it is asphalt.
  • Clearing. Wooded lots need to be cleared before work can start.

It depends on the lot and the home. You get an exact price after the site visit. Things that change the price:

    How Long Does It Take?

    About 2 to 3 months for a modular or double-wide, 3 to 4 months for a simpler stick-built home and 6 to 7 months for a larger stick-built home.

    Most people use a construction loan. A pre-qualification letter from your bank before the quote meeting helps a lot.

    Warranty

    Every home includes a one-year builder warranty covering everything except physical damage. Manufactured homes also carry a 7-year structural warranty through the dealer.
